208 Delancey is located in Chinatown, in the Lower East Side of New York City. It is a neighborhood in southeastern Manhattan, New York City. This area includes Allen Street, East Houston Street, Essex Street, Canal Street, Eldridge Street, East Broadway and Grand Street, and is bordered by Chinatown in the southwest, Nolita in the west, and by East Village in the north. The nearby residents of the Lower East Side are primarily blue-collar workers and are very ethnically diverse. It was previously populated by Jewish immigrants and immigrants from Italy, Ireland, Poland and Ukraine. It was also largely populated by immigrants from Germany, and was once known as Little Germany. In recent years, the residents of the Lower East Side are primarily immigrants from Puerto Rico
and the Dominican Republic. The continued expansion of Chinatown into the Lower East Side has brought many new residents who speak Mandarin to the area, causing a part of the Lower East Side to become a part of Chinatown. In addition, unstoppable gentrification has completely changed the Lower East Side over the last few years. Boutiques, artistic designs of high-end residential buildings, and fusion restaurants in this area have made it one of the most popular gathering places for young professionals and artists in New York City. Line F, J, M trains and M9, M14, M15, M103 MTA buses are available near 208 Delancey, and the transportation to Uptown, Queens, and Brooklyn is very convenient and accessible. 208 Delancey will be built into a 14-story commercial and residential building. The 1st floor will be for community use, including doctors’ offices, after-school programs, preschool, etc., and the 2nd to 14th floors will be used as high-end residences. The total area is expected to be 84,000 square feet.
